The growing popularity of Titahi Bay

Is this paradise? Titahi Bay, Porirua has a beach charm about it that appeals to those who like a beachside lifestyle, not far from the city, with great amenities. If you’re looking for a house in the wider Wellington region, it could be a great choice.

You can still buy a house for under $600,000 in Titahi Bay, making this an affordable area. According to QV (Quality Valuation NZ), annual growth is up 13% and the medium house price is $532,950. This compares well to Wellington, where the average asking price (in April 2019) rose 14.3% or $81,000 year-on-year to $652,950, according to the latest Trade Me Property Price Index.

Lisa Marie, of Paremata Professionals, says property interest in Titahi Bay has really increased in recent years.

“Titahi Bay is particularly popular among young couples, around 20 to 30 years old, looking for an affordable home near the beach, fairly close to town and with good local schools. However, prices are starting to go up. There is regular movement in home ownership. We are also seeing a trend for older people choosing to move further up the Kapiti Coast, so there are still houses available in Titahi Bay,” says Lisa Marie.

Titahi Bay is close to the Porirua North City Mall, and some would say it has a slightly warmer climate than Wellington and the Central Hutt. On a good traffic day it’s only 20 minutes drive to Wellington City.

Craig Pope of Pope & Co Mortgages says that Titahi Bay is more affordable than some areas closer to Wellington City.

“We are seeing an increase in interest in this area as it's more affordable and several properties have the potential to add value with a spruce up. The community is friendly, and there are plenty of local amenities such as cafes and restaurants and a local golf course,” says Craig Pope.

Titahi Bay, a suburb of Porirua, is located about 4 kilometres from central Porirua and 24 kilometres from central Wellington. Some homes have great views over the bay, and the area is popular for nature walks either along the coast or in the hills.

The area also appeals to people who enjoy surfing and other water sports. The popular beach, framed by tall, craggy cliffs, faces outward into Cook Strait making for dramatic scenery.  

“Nearby, Porirua also keeps rejuvenating itself with developments including an adventure park and a commercial boost from better Transmission Gully on/off ramps", says Craig Pope.
