Apartments: The answer to our housing shortage?

Last week it was announced that Lower Hutt’s answer to growing populations may be infill housing, apartments, small houses and three-storey buildings, as part of a District Plan change. Will this be the potential answer for Kapiti also? And if so, will they be embraced by the local community?

Apartments do certainly seem to be a practical solution — and a viable option. Whether we like it or not the population is growing, and we need to look at options to embrace infill housing and higher rise, say two- or three-storey, apartment buildings. So long as they are designed correctly and built in the right places, then smaller apartment type living spaces could be a good affordable option for first home buyers and those wanting a low maintenance property. Even better if they are placed with seaviews to make the most of the beautiful coast we have! The new subdivision announced for Waikanae last week mentioned apartments as part of its plan and it will be good to see how well they are blended in with the environment.

With a growing population it's only natural that these types of builds can make good housing options long-term. Not everyone wants or needs a quarter-acre section, and many people are happy to live in townhouses or apartments that are within walking distance to the main amenities and transport.

Getting mortgage finance on an apartment can be a bit more difficult than a standard home. Banks are tougher on their lending criteria and usually require a minimum size of around 50 square meters.

With little choice for apartments in Kapiti currently and with our current demographics still in the process of changing, it’s hard to say whether or not apartments would be embraced by the local population, only time will tell. Perhaps we can continue to keep our eyes on the Hutt and learn from them!
